Eaton Homes, based in Cheshire, won Larger Housing Scheme of the Year at the Cowgills North West Homebuilder Awards 2026 for its £30 million development at The Old Cattle Market in Beeston.
The awards ceremony took place at Manchester’s Albert Hall on Thursday, June 18.
The 84-home scheme, built on a former cattle market, offers a mix of apartments and family homes, with 92 per cent now sold.
David Thompson, managing director of Eaton Homes, said: “We are absolutely over the moon.
“The Old Cattle Market has taken a huge amount of work from the whole team.
“This award feels special because it recognises the care that has gone into the scheme, not just the number of homes we are building.
“Beeston is a site with a long history.
“We have always felt a responsibility to get it right.
“Our aim was to create homes that feel part of the area and give people the space and quality they expect from a local independent homebuilder.”
The development features four to five acres of green space, a play area, and extensive landscaping designed to blend into the surrounding countryside.
It has been built in three phases, with a fourth soon to begin that will include nine more homes, three apartments, and a shop.
Judges praised Eaton Homes as a “true SME housebuilder” and called the scheme “impossible to overlook,” commending its independence, quality, and ambition.
The company also prioritised local economic impact, with around two-thirds of tradespeople coming from within 15 miles of the site.
Sustainability measures include a sewage treatment tank, water attenuation system, and 144 trees.
Eaton Homes gathered buyer feedback through questionnaires, allowing the team to refine its standard specification.
Mr Thompson said: “As a small homebuilder, we stay close to every detail.
“Our team is based on the development, we know our buyers and we can sort things quickly when they need attention.
“That personal approach has shaped The Old Cattle Market from the start, so seeing it recognised across the North West is a great moment for us.”
Two team members were also recognised on the night, with Claudia Dickens shortlisted for Outstanding Contribution to the Industry and Abbie Bass shortlisted for Rising Star of the Year.
